Sand Creek Property

Fred and his lovely wife Cathy own a 160 acre valley in Northern California.  The ranch is eight miles west of the farming community of Arbuckle, about 45 miles north of Sacramento on the I-5 Freeway.

The half mile square parcel straddles Sand Creek Road and Sand Creek.  The creek is a seasonal drainage which is an inexhaustible source of gravel in the summer and in winter,  a wide water way that ranges from peaceful streams to raging torrent following storms.  Sand Creek Road is paved up to and through the property and maintained by Colusa County to the Yolo County Line.

Approximately 40% of the land are meadows perfect for livestock.  There are on the property:

  • two wells, one currently in use pumping about 1000 gph
  • a one bedroom/bath cabin
  • 3 bath septic tank installed in 2001
  • 10,000 gallon gravity water system
  • two metal outbuildings on concrete slab foundations (12' x 15' & 22' x 22')
  • use permit for a 100 dog kennel
  • a picturesque barn which really should be removed or rebuilt
  • an incredible night sky full of stars unobstructed by city lights
This land is perfect for:
  • a horse ranch
  • a remote dog training/boarding facility
  • a recreational playground for motorized sports
  • a relaxing country retreat with views which have to be seen
